Local FAQ
the United Kingdom estimating questions
How does postcode-based pricing work?
We pull live merchant and CITB labour rates for the project postcode area, then apply the relevant building regs and contingency. The same scope priced in SW1 vs M14 vs EH1 will produce three different totals — usually within a 15–20% band.
Do you follow NRM2 or POMI?
Both. Default is NRM2 for UK projects. POMI available on request for international tenders run by UK QS firms.
Can you price against current UK supplier rates?
Yes. We benchmark against Travis Perkins, Jewson, Selco and regional merchant pricing updated monthly, plus CITB labour rates by region.
Do you cover Scotland, Wales and Northern Ireland?
Yes. We adjust for regional labour rates and Scottish Building Standards / Welsh / NI building regulation references where required.
Can you produce documents in Causeway, Bluebeam or CostX formats?
We deliver Excel and marked PDFs by default. CostX and Bluebeam Revu exports available on Standard and Enterprise tiers.
Do you estimate London projects (Zone 1–6)?
Yes. London is our highest-volume region. We apply central-London uplift (typically +15–20% vs national average) for postcodes EC, WC, W1, SW1, SE1 and adjust for site-access constraints, congestion-zone deliveries and tighter working hours.
How do Manchester and Greater Manchester rates compare to London?
Manchester (M-postcodes) typically lands 10–14% below London for the same scope, driven by lower labour rates and easier merchant delivery. We benchmark against Jewson Trafford Park and Travis Perkins Salford for live pricing.
Do you handle Birmingham and West Midlands HS2-adjacent projects?
Yes. We price Birmingham B-postcodes against local merchant rates and apply HS2-corridor labour premiums where applicable. Common for commercial fit-outs near Curzon Street and residential schemes in Solihull and Sutton Coldfield.
Can you estimate Scottish projects under Building Standards (Scotland)?
Yes. Edinburgh (EH) and Glasgow (G) projects are priced against Scottish Building Standards rather than England/Wales Building Regs, with adjusted labour rates from CITB Scotland and local merchant pricing (Jewson Edinburgh, Travis Perkins Hillington).
